SHORELINE, WA — A 20-year-old asphalt shingle roof in the Greater Seattle area confirmed this week that it has been sending signals — clear, consistent, increasingly desperate signals — and not a single person on the property has correctly interpreted any of them.
The roof is not asking for much. The roof is asking for some loving attention. A gentle bath, a nice little trim, a latte.
Nobody looks up.
The granules went first. The roof released them into the gutters in quantities that any reasonable observer would find noteworthy. This is not subtle communication. This is the roof standing in the middle of the room, clearing its throat, maybe throwing itself onto the floor a little, for years.
The moss arrived in 2011 and never left. The roof did not invite the moss. The roof would like that noted and tabbed. The moss lifted the shingle edges, accelerated the granule loss, and made itself comfortable in a way that suggested it had read the listing, liked what it saw, and started naming their children.
The listing described the home as having "classic Pacific Northwest charm." The roof wished it had been consulted before the listing was written so it could show just how charming it truly was.
The sellers cleaned the gutters in 2022 and described the situation as handled.
The roof was not handled. The roof had not been handled in four years. Clinicians would later describe the condition as advanced neglect with complications. The gutters wept at always being labeled "someone else's problem."
What does a home inspector look for on a 20-year-old roof in the Greater Seattle area? Everything the roof has been screaming about: granules in the gutters, lifted edges, soft decking where moisture made a unilateral decision to spread out several winters ago that nobody downstairs cares to check.

The sellers looked up from the driveway, said "looks fine, we'll have Jimmy fix it next summer when he comes to visit" and went back inside. The buyers are currently debating paint colors. The inspection contingency has not come up.
The roof is still up here, still waiting, still praying for that latte.
